I think the most important thing for people to understand when they are looking for a realtor is that our job is to represent people through the process of buying or selling real property. This may be stating the obvious, but to me it means that my job is not primarily to be a salesperson, but to represent the financial and legal interests of my clients through a complex transaction. Realtors aren't lawyers and we are not qualified to give legal or tax advice, but we can advise clients on their rights and responsibilities under Oregon real estate regulations and help people clarify their own personal priorities and needs in the context of real estate.
Of course showing property and promoting my listings are major facets of my job. However the greatest benefit of being represented by a realtor, in my opinion, comes when we actually start negotiating a contract and moving towards a successful closing. My aim is to understand each client's priorities, help them negotiate the most favorable contract they can given those priorites, and help clients avoid the unfortunate consequences of being in violation of state rules and regulations.
With that in mind, here are some things you can expect from me personally and from Eric Sprado Real Estate in general. Although it is legal in Oregon, I will not represent both parties in a transaction as I feel there is an inherent conflict of interest. I won't push you to buy a house you don't want and price negotiation will always be about your needs, not my commission. I will do my best to make sure you are fully aware of the potential consequences of any choice you make in the transaction and give you my professional opinion of the best course of action where appropriate. After I've told you what I think, it is my job to move forward as you see fit, provided it doesn't violate Oregon law or professional code of conduct rules.
